Sasha is a Partner in our Construction team, specialising in non- contentious construction law. Sasha joined the team in October 2020, having previously qualified into Fladgate’s non-contentious construction team.

She has 8 years’ extensive experience advising on high-value transactional matters, in both commercial and residential developments and provides strategic advice to clients from pre-planning through to project completion. Her experience includes drafting and negotiating a wide range of standard form and bespoke construction documentation including building contracts, consultant appointments, performance bonds and parent company guarantees.

Sasha regularly advises developer borrowers and is experienced working on projects supported by institutional lenders (including Lloyds Bank, Barclays Bank, Octopus, Wells Fargo and UBS), engaging in tri-partite negotiation between developer, funder and construction professional to produce “bankable” construction contracts, as well as advising on the development aspects of the loan agreement.

Sasha is also well versed in modular construction projects, drafting bespoke modular construction contracts for franchised hotel developments around the country and overseas, ensuring that the main building contract properly sits alongside the modular process. Sasha is experienced in advising developer clients on “distressed” projects, assisting the client to implement measures to protect its investment where contractors or the building supply chain are running into solvency concerns.

Notable Cases

Berkeley Square Developments, who in the last 5 years have raised over £250m in external investment for construction developments and have a total pipeline of £400m worth of developments. Sasha drafted and negotiated the construction documentation for the recent “Berol Yard” development in Tottenham Hale and the development at Ashley Gardens, which has a GDV of £135m.

Soho Estates, notably the new 300,000 sq ft mixed-use development “Ilona Rose House”. Sasha has advised on every aspect of this development, from initial strategic procurement advice, drafting and negotiating the demolition contract, the Construction Management Agreement and all trade contracts. The project is now moving into its second phase, on which Devonshires is also instructed. Devonshires has also recently been instructed on Soho Estates’ redevelopment of 22-13 Greek Street, into affordable housing apartments, and the redevelopment of iconic Soho nightclub Madame Jojo’s.

Elements (Europe) Limited, a specialist modular contractor working across multiple sectors (primarily hotel and residential) with a leading off-site manufacturing facility. Sasha is involved in the drafting and negotiation of all construction contracts for this client, and also advises on its responsibilities “upstream” owed to its developer clients and funders. We are currently instructed on a mixed use development scheme for the design, construction and completion of a 23-storey tower comprising a 230 bed hotel and 5000 sqm of co-working office space in London, in relation to which the client is engaged as main contractor.

Fleet Architects, a full service architect with a specialist focus on health and care facilities. Sasha is currently producing a standard contract of engagement for this client, and in the process of negotiating with a number of developers to roll this contract out across 4 new developments. Sasha is also assisting this client on a number of NHS Trust projects, advising on defects rectification.

Pocket Living, a London based developer of affordable housing aimed at first time buyers. Devonshires acts for Pocket Living on all their construction matters and are regularly also instructed on finance and real estate. Sasha is currently leading on the development at The Heights, Greenwich, providing strategic mitigation measures following the insolvency of the previous main contractor partway through the construction phase.

Lord Norman Foster, in relation to refurbishment works at a private family residence.
